Do I have to have the deal under contract?

Not necessarily. If you are in talks with a seller, but want to make sure you make a good deal, you can submit it for review. We will do a quick underwrite and let you know what price and terms you need to have in your contract in order to get it sold. And if the location, demensions, or other factors make it a bad deal, we will explain that so you don't waste your time trying to fix the unfixable.

How can I be sure I will get paid?

Before selling your deal to a buyer, we will send you a written joint venture agreement. This is a clear and simple form that spells out exactly what each of us will receive at closing. The form is submitted along with the purchase agreement and assignment form to the title company. The title company will then pay you at closing.

Do you charge any fees?

Never! We make our money when you make money.

Do you guarantee you will sell my submitted deal?

Unfortunately, there are no guarantees in the wholesaling game. The reality is we see a lot of "deals" that are not deals at all. We can only sell a good deal, one that fits inside a builder's buybox. If it doesn't, we will send you a notice of rejection and tell you why it can't be sold as is. If it's just a matter of pricing, we will tell you where the price needs to be so you can renegotiate and possibly save your deal.

How much of the profits do I get to keep?

We work on a standard 50/50 split of the assignment fee.

How long will this take?

You may have heard the phrase, "money loves speed." We move as quickly as possible to make sure you don't miss out. We underwrite within 24 hours of receiving your submission. If it's not going to work, we will immediately send you a rejection notice so your time isn't wasted. If it looks good, it will take a little longer, usually 72 hours.
